Job Description

IRC Lebanon is looking into upgrading to a new office space to replace existing main office rented in Beirut- Achrafieh.

In light of the changing situation in country, IRC Lebanon is looking into best investment of financial expenses related to facilities whilst obtaining high end services as per preset specs and requirements for its main office.

The IRC is at this round requesting the services of professional Architect Consultant for its new offices space project to secure a design that would guarantee best utilization of space and functionality as well as ensuring the set up remains cost efficient vis a vis the best utilization of location

Deliverables:

- Conduct a meeting with the IRC Office Committee to better understand the scope of work, the IRC staffing structure, departments and needs from an office space (TOR draft for the design). - Perform a site visit to the location pre-identified by IRC for this project. - Conduct site visit to IRC offices to assess our current space utilization. - Meet with the representatives of the office identification committee. - Rendering of 2 options designs per agreed upon TOR for facilities requirements- For the location identified - Rendering a costing sheet/ BOQ based on the submitted designs. - Present along with the designs rendered a list/BOQ of material and set up needs of the location per the design provided. - The BOQ must include all specifications, technical data sheets and costing of the items and the labor cost of the works as per each design rendered. - The project timeline of the implementation of each design much be included in the presented material (estimated project timeline).

Qualifications

The Architect selected must be:

- Registered in the syndicate (legal documents are a pre-requisite) - Be able to Present a portfolio highlighting services presented to large multinational companies and International companies or NGOs (staff number up to 200 employees) - Provide references upon request. - Experienced in commercial space set up. - Willing to accept IRC’s method of contracting and payment terms.
